Private Rooms & Typical Capacities

Our historic building allows for multiple configurations depending on event style.

  • 1st Floor Main Dining Room: up to 60 guests
  • 1st Floor Tavern Room: up to 36 guests
  • 2nd Floor Chas Room: up to 36 guests
  • 2nd Floor Mill Room: up to 42 guests
  • 2nd Floor Chas & Main Dining (combined): up to 86 guests
Room selection depends on guest count, format, and availability.

Event Formats

We can accommodate seated dinners, buffet-style gatherings, or cocktail-style celebrations. Format selection helps determine room layout, pacing, and service flow.

Food & Beverage Minimums

We do not charge a separate room rental fee. Each private space has a minimum food and beverage spend based on the day, time, and room.

If the minimum is met or exceeded, there is no room charge.
If the minimum is not met, the difference is applied as a room charge.
Minimums are reviewed during the availability process.

Additional Planning Notes

  • White linen tablecloths available for a $35 per-room upgrade
  • Alcohol options include alcohol-free events, house red and white wine, or curated drink menus
  • One hour of room access prior to the event is available for decorating

Decor & Setup Guidelines:

  • No taping or tacking to walls or furniture
  • Booths and fixed furniture may not be moved
  • Tables and chairs are moved by staff only
  • No unwrapped candy bars
  • Outside food limited to cake or cupcakes
  • No confetti or small loose decorative items

Desserts & Cakes

All plated desserts and mini desserts are prepared from scratch on-site by our culinary team. For more elaborate cakes or cupcakes, Brandywine Prime welcomes Oso Sweet Bakery as a preferred provider for baby and bridal showers, christenings, birthdays, rehearsal dinners, and weddings.
